SAP Calculations and On Construction EPC

 The SAP calculations produce the ‘As Built’ SAP calculations for Building Control.  Once the construction has been completed and all the works have been carried out as per the SAP Calculation Specifications, an On Construction EPC (Energy Performance Certificate) is produced from As Built SAP calculations.

Informaiton needed to provide for a SAP:

  • Orientation Site Plan
  • Floor plans, sections & Elevations
  • Construction specifications of walls, roofs and floors together with U-values if known
  • Spefication for all windows
  • Primary & secondary heating systems
  • Renewable technology (if applicable)

EPC for commercial buildings

Since 2009 Commercial EPCs are now a requirement for all non domestic properties for sale, to let, or new build.

Who is affected?

Regulations apply to owners of buildings who plan to sell or lease to a new tennant, where the building (or building unit) for sale or lease is over 1000m2 in area built before 2002.

SBEM Calculations

The SBEM calculations produce a Specification Information for the Scottish Building Regulations 2015 Section 6 Guidance Carbon Dioxide Emissions, U-Values, Air Permeability and HVAC.

The SBEM calculation will provide a carbon footprint of the proposed commercial building which is required by the Scottish Building Standards.

 

Changes are often made after As Design calculations in liaison with the Architect or client to ensure that the construction complies with the up to date regulations. 

Once the construction of the commercial building has been carried out as per the SBEM specifications, an Energy Performance Certificate (EPC) is produced from the SBEM Calculations and ‘As Built’ Drawings.

WHAT’S AN EPC?

I am an accredited Energy Advisor who can provide Energy Performance Certificates (EPC’s) for commercial buildings and for new build/existing residential properties. EPC’s are required by legislation on all new commercial buildings and are further required for all domestic and non domestic buildings that are offered for either sale or rental.  

The Energy Performance Certificate (EPC) will give you infromation about a property’s energy use and typical energy costs as well as recommendations about how to reduce energy use and save money.

The Energy Performance Certificate (EPC) will give an energy rating onthe property. It will be rated between A to G. The most efficient is ‘A’ to the least efficient ‘G’.

Your Energy Performance Certificate is valid for 10 years from the date of issue.  The document is compliant with regulations for both rental and sale properties.

It is a mandatory requirement for all domestic & commercial properties in the UK to have an EPC before any prospective tenants are shown round, or marketed for sale.

Legionella Risk Assessment

Legionella disease is a potentially fatal form of pneumonia caused by the inhilation of small droplets of contaminated water containing legionella.  During the survey all outlets (taps) will be tested, including showers, hot & cold water tanks etc.

It is the landlord’s duty to get a LRA every two years on a combi heating system & every year on a standard system boiler.

We are based in Falkirk and cover Stirlingshire, Strathclyde, Lothians & Fife.  We aim to have the EPC completed and sent to you within 24 hours of the site visit.  We are fully insured and accredited so that you can choose us with confidence.

We are accredited to government standards to produce EPCs.  An Energy Performance Certificate (EPC) can only be produced by a qualified Domestic Energy Assessor. We are members of more than one official accreditation body.
